If you provide a direct credit, you help us replace expensive bank capital with “community equity.” This allows us to keep rents low and ensure that our giant oaks, the wild creatures, and our communal structures are cared for by the people who live and love here, rather than being managed for profit.

How It Works

A Direct Credit is a subordinated loan between you and our project (organized as a Limited/GmbH). It is a flexible and personal way to support us:

• You Choose the Conditions: You decide the amount and the interest rate.
  We use your money
• Solid Foundations: Your investment is backed by the value of the real estate. We make sure to invest it into the real estate, increasing the value of the asset. 
• Transparency: We provide regular reports and clear documentation for your tax records.
• Safety: we pay back your Direct Loan upon request, according to the agreed conditions. In case we wouldn’t be able to repay you, we would have to sell the property* so we can reimburse the bank and the Direct Credits.
• Social Impact: Every Euro contributes directly to the security of this community’s future.

*As soon as we enter a “legal lock against the sell”, we will still be able to sell the property to a new community group, and claim no profits from the liquidation.
